3) How Much Money is Due at Move-In?
The first month's rent and a one time $30 admin set-up fee are due when signing up for a unit.
4) What are the Access Hours and Staffed Hours?
Customers have access to the facilities from 6am-11pm everyday.
Our Management and Maintenance team is on call 9am-6pm Monday-Friday and 9am-5pm Saturday-Sunday.
5) Do I Need to Provide My Own Lock?
Yes you do! We do not provide locks.
There will be a green combination lock on the unit when you rent it that must be returned to the drop box onsite. If it is not returned, you will be billed accordingly.
We HIGHLY recommend a disc style lock as they are much more secure than padlocks. Click here for a great secure lock option on Amazon (no affiliation).
6) Is Tenant Protection Coverage or Renter's Insurance Required?
Yes! Our property insurance does not cover the contents of your unit, and you are required to either have Tenant Protection coverage through us or to provide proof of your own Renter's Insurance policy.
7) Do I Have to Sign a Year Long Lease?
No you do not! All of our leases are month-to-month. We require a minimum 15 day notice for move out, so we can re-rent the unit.
8) What is the Move-Out Process?
1) Notify your facility that you are moving out at least 15 days prior to your move out via email or phone.

2) Remove all items from the unit and facility and sweep out your unit.
3) Send us a photo showing the unit # and proof that the unit is clean so we can process your move out. This photo can be emailed or texted.

4a) If you are in Superior and have your own disc lock, you do not need to lock the unit and you keep your lock. Notify us within 24 hours that you have moved out so we can secure the unit.
4b) If you are in Ashland and have our cylinder lock, leave the lock in place and lock your unit, and drop the key in the red drop box onsite and notify us within 24 hours of doing so.

If unit is not properly cleaned or key is not returned your security deposit will be kept and additional cleanout fees will apply.
9) Any Recommendations for Protecting my Stored Items?
Yes! Many of units are not climate controlled so it is critical that you store your units in a manner to protect them from moisture damage.
The best way to do this is to store items up off the floor in covered, moisture proof containers.
We also recommend using wooden pallets for keeping items up off of the floor and plastic storage totes for moisture/ pest proof containers.
Many of our facilities have pallets outside the buildings or loaded in the units upon rental which are yours to use - free of charge.
10) What Does the Facility do for Snow Removal?
We have our facilities plowed every time there is 3" of snow or more.
We typically get serviced at a lower priority compared to businesses that require immediate snow removal for customer access. Please allow for a day after the end of the snowstorm to ensure the facilities are plowed out.

Also note that we do not shovel out the door to your unit. We plow roughly 1' from the edge of the building and shoveling the door to your unit is your responsibility. If you do not do this, there is a chance of minor water infiltration underneath the door seal as snow melts which is why it is critical to read #9 above.
11) How Often Will Rent Increase?
Pricing transparency is something self storage gets a bad name for, and understandably so upsets customers.
That is why our goal is to be as transparent as possible with potential rate increases.

The self storage business is an ever changing balance between supply and demand. If the rates are too low, we will run out of products to sell and need to increase our pricing. If the rates are too high, we will have too much product and need to decrease our pricing.

In reference to facilities we have owned and managed for over a year, we evaluate and may increase rates for units in high demand every 9 months.

In reference to facilities we recently acquired, you may see a rate increase prior to the 9 month timeline.
When we acquire a facility, we spend the first 1-2 months ensuring our systems are working, customers have all the information needed, and that everything is working smoothly before focusing on rates. Around 3-4 months, we evaluate rates and may increase rates for high demand units accordingly.
Often times, existing rates are significantly lower than the market rate for the specific unit size. If this is the case, we will increase the rate in 2-3 smaller increases (ex: 4 month, 9 months later, 9 months later) versus one very large increase, in an effort to balance achieving the necessary rate for that specific unit over time with respect for our customers.

Please also note we often offer move in incentives such as 1/2 off rent for 1 or 2 months, a free month rent, etc. After the promotional period, your rate will go up to the listed rental rate.

We hope that by being transparent and forthcoming with you as our customers, we can earn your trust and your business!
